Where Does Downtown End?
Downtown Dubai is a district of about 2 square kilometres developed by Emaar. It runs along Sheikh Zayed Road, with Business Bay to the south and, across Financial Centre Road to the northeast, Zabeel and Trade Centre. We could not find a published official boundary map, so treat this as a guide.
The distinction matters because "Downtown" and "Burj Khalifa District" are used loosely in listings. Many projects around Marasi Drive and the Dubai Water Canal are close to Burj Khalifa but are actually in Business Bay. That is why projects such as Bugatti Residences and Trillionaire Residences appear on our Business Bay apartments page, not here. Check the area named in the contract before you decide.
Areas Within Downtown
| Area | Example buildings |
|---|---|
| Around Burj Khalifa | The Residence Burj Khalifa, Armani Residences |
| Opera District | Address Residences Dubai Opera, Opera Grand, Act One Act Two |
| Sheikh Mohammed bin Rashid Boulevard | BLVD Crescent, Boulevard Point, Boulevard Heights, Burj Crown |
| The Old Town | Yansoon |
Burj Khalifa/Dubai Mall metro station is on the Red Line and connects to Dubai Mall by an 820-metre air-conditioned walkway. The Boulevard is central but busy, so check the noise at different times of day.

Source: asking price ranges, November 2026. These are typical asking prices, not sale prices, and top-end apartments can go higher: the 235 m² 2-bed in our listings is $2.2 million. According to market data based on DLD sale records, the average achieved price between 1 January and 6 June 2026 was AED 3,011 per sq ft. Market research shows prices in Dubai's 10 prime neighbourhoods fell 5% in the third quarter of 2026 compared with the second, the first fall since 2020. For the wider picture, see our Dubai house prices page.
Costs on Top of the Price
Transfer fee: 4% in total. DLD's current service page shows this as 2% seller and 2% buyer. The contract decides who pays. On new launches the buyer usually pays all of it, though some developers cover it as a promotion.
Service charge: Market guides give about AED 20-40 per sq ft a year for Downtown, rising to about AED 70 and up at Burj Khalifa. These figures are only a guide. Check the building's current RERA-approved rate on DLD's Service Charge Index, or ask for it in writing.
For foreign buyers: Emaar describes Downtown Dubai as a freehold community, so foreigners can hold title. According to DLD and ICP, purchases of AED 2 million (about $545,000) or more allow a Golden Visa application.
