Bal Harbour, Bay Harbor Islands, North Bay Village and Sunny Isles Beach are close to Miami Beach but are separate municipalities. We include them because buyers looking along this stretch of coast usually compare them together.

The Market Right Now

According to MIAMI REALTORS, the median sale price of existing condos in Miami-Dade was $417,090 in September 2026, down 0.69% on a year earlier. Inventory stands at 12.3 months of sales, which the organisation describes as a buyer's market. Cash deals made up 49.4% of existing condo sales.

These figures cover the whole county, not Miami Beach alone. That is why prices in our listings sit above the median: the projects on this page focus on the higher end of the coastal market. For prices across the city, see our Miami house prices page.

Check the Building as Well as the Condo

In Florida, condo buildings of three or more habitable stories must have a full structural review (a milestone inspection) by the end of the year they turn 30. Local authorities can bring this forward to 25 years because of environmental conditions such as proximity to salt water. If you are looking at an older building on the coast, always ask for this report.

In a resale purchase, the documents the seller must give you include the association's budget and financial statement, any summary of the inspection report and the latest structural integrity reserve study (SIRS). A building with weak reserves can mean large special assessments later, so don't judge a cheap-looking condo without reading these documents.

The law also gives buyers time to reconsider. You can cancel in writing within 15 days of signing and receiving the required documents when buying from a developer, and on a resale within 7 days of signing and receiving them, excluding weekends and legal holidays. If you received the documents well before signing, the period can work differently, so we suggest speaking to a lawyer before you sign.

Costs on Top of the Price

The sale price alone doesn't show the total cost. Monthly association fees, your own condo insurance, flood insurance, property tax and parking vary widely from building to building. When comparing projects, ask for these items in writing. To look beyond this area, browse all our condos for sale in Miami.
