Bahcekent TIM is a new-generation trade and business centre in Esenyurt on the European side of Istanbul, developed jointly by Hasanoglu Group and Ciftci Modern Yapi. Laid out on a single plot, the scheme comprises 187 independent commercial units along with shared facilities and car parks. Bringing production, storage, showroom and logistics needs together on one site, the project stands apart from the conventional industrial estate with its contemporary facade design and planned landscaping.

The units offered for sale are on the first floor and provide saleable areas of roughly 126 to 278 m². They are handed over shell & core, allowing each business to design its own fit-out from scratch. It lies about 700 metres from Baykar's Ozdemir Bayraktar National Technology Centre, some 900 metres from the Mercedes-Benz Turk Hosdere bus plant and 350 metres from the ISISO industrial estate, placing it in the middle of the area's industrial and technology ecosystem. The TEM (E-80) motorway runs about one kilometre to the north, a connection that benefits both city distribution and logistics towards the airport and the ports.

With internal roads designed for lorry circulation between levels, loading areas reaching the front of each unit and covered parking in the basement, Bahcekent TIM serves wholesale trade, e-commerce storage, showroom use, light manufacturing and logistics at the same time. Reaching a total construction area of 90,000 m² on a 30,000 m² plot, the site offers 57,000 m² of saleable space, making it one of the most comprehensive trade centres in the area. Sales are ongoing and the units are planned in sizes ranging from 119 to 1,274 m².
