Dubai Marina Guide 2026: Location, Rents and Prices
30 October 2026
Dubai Marina is a residential and lifestyle district on Dubai's western coast, built around a man-made canal on a roughly 3 km stretch of coast. According to the Dubai Statistics Center, 66,045 people lived there at the end of 2023, up from 21,977 in 2010. The population tripled in 13 years.
The Marina is one of Dubai's most actively traded residential areas. Dubai Land Department (DLD) figures rank it second by sales value in 2025, behind Business Bay. Below we cover where the Marina is, how to get there, what living there is like, 2026 rents and prices, and its pros and cons.
Where Is Dubai Marina?
Dubai Marina lies about 25 km south-west of the city centre, on the sea side of Sheikh Zayed Road. Palm Jumeirah and Dubai Harbour are on one side, with Jebel Ali further along the other. Jumeirah Lakes Towers (JLT) sits across the highway.
| Fact | Dubai Marina |
|---|---|
| Location | Around Interchange 5 on Sheikh Zayed Road, on the coast |
| Area | About 4.9 km² |
| Canal length | About 3 – 3.5 km |
| Established | 2003 (master developer Emaar) |
| Population | 66,045 (end of 2023, Dubai Statistics Center) |
| Residential towers | Around 200 |
| Metro | Red Line: DMCC and Sobha Realty stations |
| Distance to Downtown Dubai | About 25 km (20 – 25 minutes without traffic) |
The district was planned in the early 2000s, inspired by waterfront developments in Vancouver. The first towers were completed in 2003. The canal edge became a yacht harbour open to the sea, and most of the towers went up between 2005 and 2015.
How the Area Is Laid Out: Marina Walk, JBR and Around
"Dubai Marina" often refers to the canal area together with a few neighbouring districts. The distinction matters when you search for a home, because prices and lifestyle differ between them.
Marina Walk and the waterfront
The promenade of about 7 km that wraps both sides of the canal is the heart of the Marina, lined with cafés, restaurants and boat jetties. In flats facing the canal, a marina view adds noticeably to the price.
JBR (Jumeirah Beach Residence)
Between the Marina and the sea lies JBR, a strip of 40 towers. Its public beach and the 1.7 km The Walk are the busiest parts of the area. JBR is officially a separate community but is lived as a natural part of the Marina. If you want to walk to the beach, JBR and the sea-side Marina towers stand out.
Bluewaters and Dubai Harbour
Bluewaters Island, just off JBR, is reached by a pedestrian bridge. Dubai Harbour, at the north-eastern end of the Marina, is a newer district of fresh towers and a yacht harbour. For an example of projects there, see our W Residences at Dubai Harbour listing.
Getting to Dubai Marina: Metro, Tram and Water Transport
The Marina is one of the easiest places in Dubai to live on public transport. Metro, tram, bus and water transport all meet here.
| Mode | Stops / stations | What it is good for |
|---|---|---|
| Metro Red Line | Sobha Realty (formerly Dubai Marina), DMCC (formerly JLT) | Direct link to Downtown, Business Bay and the airport |
| Dubai Tram | Dubai Marina Mall, Dubai Marina, Marina Towers, JBR 1, JBR 2, Jumeirah Lakes Towers, Mina Seyahi | Getting around the Marina, connecting to the Metro and Palm Monorail |
| Water bus and ferry | Stops inside the Marina, Marina Mall pier | Crossing the canal and trips along the coast |
| Bus and taxi | Around Marina Walk and JBR | Towers not served by Metro or tram |
The RTA-operated tram line is about 10.6 km long and opened in 2014. It runs through the Marina, interchanges with both Metro stations and links to the Palm Monorail at Palm Jumeirah station. Dubai Marina station was renamed Sobha Realty in 2021 under the RTA naming-rights programme, so older maps may show different names.
By car, Downtown Dubai is about 20 – 25 minutes away without traffic and Dubai International Airport (DXB) 30 – 40 minutes. Al Maktoum International (DWC) is closer to the Marina. Journey times on Sheikh Zayed Road grow considerably at rush hour.
Living in Dubai Marina: Lifestyle and Amenities
Most daily needs in the Marina are within walking distance. The main amenities are:
- Shopping: Dubai Marina Mall, opened in 2008, has about 140 shops. The Walk and The Beach at JBR are open-air shopping areas.
- Beach and sea: JBR beach is public. Yacht charters, boat tours and water sports start from the Marina.
- Fitness: Marina Walk is used for running and cycling, and most towers have a gym and pool.
- Health and schools: There are many clinics in the area. Several international schools are in neighbouring Al Sufouh, Emirates Hills and JLT.
- Mosques and social life: The Marina has two large mosques, and its restaurants, cafés and nightlife are among the liveliest in Dubai.
Nearby Dubai Media City, Dubai Internet City and JLT host the offices of thousands of companies, which makes the Marina one of the most popular places to live for people working there.
Types of Homes in Dubai Marina
The Marina is almost entirely high-rise. Most of the housing stock is studios, one-bedroom and two-bedroom flats. Three and four-bedroom apartments and penthouses are mostly found in newer and branded towers. There are almost no detached villas, though a few low-rise blocks have duplex and townhouse-style units.
Tower age directly affects price and service charges. Towers completed in the mid-2000s have lower prices per square foot but can carry high service and maintenance costs, while newly handed-over or under-construction projects are priced noticeably higher. You can compare apartment options and one-bedroom prices across Dubai in our apartments for sale in Dubai guide.
Dubai Marina Property Prices and Rents in 2026
According to 12-month transaction data based on DLD records (to May 2026), the median sale price in the Marina is AED 2,160 per sq ft, or about AED 23,250 per square metre (around USD 6,300). About 3,000 home sales and 5,900 rental contracts were recorded in the same period, with a median annual rent of about AED 127,000.
| Unit type | Average sale price (AED) | Average annual rent (AED) | Approx. gross yield |
|---|---|---|---|
| Studio | 1.1 – 1.4 million | 68,000 | 5 – 6% |
| 1 bedroom | 1.6 – 2.2 million | 97,000 | About 5% |
| 2 bedrooms | 2.5 – 2.8 million | 154,000 | 5.5 – 6% |
| 3 bedrooms | 4.2 – 4.5 million | 241,000 | About 5.5% |
Sale ranges reflect 2025 and December 2025 transaction averages, and rents reflect 2026 rental contract averages to May 2026. Prices vary widely with tower age, floor and view. The US dollar is pegged at AED 3.6725.
Two details shape investment decisions. First, most two-bedroom and larger flats cross the AED 2 million threshold, the property value required on its own for a Golden Visa (long-term residence). Second, once service and maintenance charges are deducted, net yield is 1 – 1.5 points below gross, so it is worth checking each tower's charges in the DLD service charge index. - Strong tenant demand and low vacancy risk.

- High building density, so views and light are limited on lower floors.

- Not suitable if you want a garden or a villa.
Who Is Dubai Marina Best For?
The Marina suits singles and couples who want city life close to the sea. People working in Media City, Internet City or JLT are only a few stops from the office.
For investors, studios and one-bedroom flats stand out thanks to steady tenant demand. Short-term holiday letting is common, but it requires a permit from Dubai's Department of Economy and Tourism (DET). Families with school-age children who want more space often prefer villa communities or quieter neighbourhoods.
