Off-Plan or Ready Apartment?

Most apartments for sale in Dubai are sold off-plan. Payments are spread over the construction period, and only part of the price is paid before handover. For off-plan sales in Dubai, buyers' payments must by law go into the project's escrow account. With a ready apartment, the title deed is transferred immediately and you can move in or rent it out. Off-plan prices are usually lower, while a ready apartment has no waiting time.

Costs of Buying an Apartment in Dubai

The Dubai Land Department (DLD) charges 4% of the property value to register the sale; who pays it is set in the sale agreement. A registration fee of AED 4,000 plus VAT is added. For a $300,000 apartment, for example, the DLD fee is about $12,000. After the purchase, the building's annual service charge is calculated per square metre. Dubai has no annual property tax, and individuals pay no income tax on rental income.

Can Foreigners Buy an Apartment in Dubai?

Yes. Foreigners can buy apartments with a title deed in Dubai's freehold areas, and all the areas on this page are freehold. Owners of property worth at least AED 2 million (about $545,000) can apply for the long-term residence permit known as the Golden Visa, a threshold close to the median price of a one-bedroom in Dubai. For an overview of prices see our Dubai house prices page.
